Langhorne Station Development Project Concept

Overview

The Langhorne Station Area Concept (SAC) is centered on SEPTA’s south parking lot along Park Avenue in Middletown Township, Bucks County and explores how future development can align with local plans for the station area, while supporting SEPTA’s Transit Oriented Communities (TOC) goals. The Langhorne Station Area Concept (SAC) examines opportunities and constraints associated with SEPTA-owned properties and proposes a vision for potential joint development while preserving Regional Rail service and commuter parking.

It will serve as the foundation for Requests for Information (RFIs) and Requests for Proposals (RFPs) for joint development under the TOC initiative. SEPTA is dedicated to a transparent, community-driven process to identify a joint development partner for a long-term property lease.

Features

The station sits at the intersection of three Lower Bucks County communities: Middletown Township and the boroughs of Langhorne Manor and Penndel. Most of the station property lies within a narrow strip of Middletown Township that separates Langhorne Manor to the north from Penndel to the south. Local and county plans recognize Langhorne Station as a unique community asset and development catalyst.

The proposed plan supports Penndel Borough’s vision for a stronger, transit-oriented downtown and provides:

  • New housing opportunities – there have been no new housing developments in over 40 years near the station with a remarkably low 2% apartment vacancy with a ½ mile.
  • Signature project for downtown Penndel.
  • Stormwater management and new opportunities for public open space.
  • Potential ground floor commercial space.
  • Dedicated areas for SEPTA maintenance, operations, and commuter parking.
